After Polish accession to the European Union the disabled gained new&#13;
opportunities and an access to active social life. It also applies to a wider range&#13;
of opportunities to participate in tours.&#13;
This paper aims at demonstrating the needs of disabled tourists, and&#13;
adaptation of hotels to meet their requirements and expectations. The study&#13;
focuses on Polish legally binding norms and regulations concerning the&#13;
organization of hotel objects with special attention to needs of the disabled. The&#13;
issues of elimination of various barriers (architectural, urban, transport)&#13;
contained in legal articles have been raised as well.&#13;
In the main part of the paper appropriate functional solutions suitable for&#13;
people with different forms of disabilities in all most important sections of the&#13;
hotel (accommodation, gastronomic, recreational and leisure) have been&#13;
presented. The adaptation of a hotel should comprise all sectors and service&#13;
points appearing in particular functional sections of the hotel.&#13;
In the period of evidently aging society a well-adapted hotel meeting&#13;
requirements of disabled guests and well-trained and qualified staff can gain&#13;
advantage over the competitors on the hotel market. However, Polish hospitality&#13;
has a long way to go to be recognized as fully adapted to serve disabled guests.

Recent years in Poland have been witnessing a rapid development of the&#13;
SPA. SPA resorts and hotels are becoming popular places for holding&#13;
conferences, business meetings, but also relaxing with family and friends. This&#13;
study evaluates the level of service provided by the SPA centres in the Silesian&#13;
Beskid. The results of this study have showed that for most clients the most&#13;
important is a wide range of services offered and their quality is assessed as&#13;
average or very high. SPA hotels managers attach great importance to caring for&#13;
a high level of services, ensuring continuous development of skills of their staff&#13;
and monitoring the quality of services.

The development of accommodation sector in historic objects is mentioned&#13;
among main trends in the world’s hotel industry. Holidays spent in historic&#13;
accommodation are becoming very trendy and attractive in tourism all over the&#13;
world. Such objects can attract visitors even to less attractive tourist regions.&#13;
The issue of adapting historic objects to perform hotel functions seems to be&#13;
more complicated than in case of usual objects. It is a time-consuming process&#13;
and requiring huge expenditure. The use, maintenance, renovation are subject&#13;
to special requirements of the act on protection of monuments according to&#13;
which an optimal restoration of a historic object depends on adaptation of this&#13;
object to perform contemporary functions while respecting the character of the&#13;
object itself.&#13;
During design and construction works the specificity of hotel accommodation&#13;
needs hiring hotel and gastronomy specialists to ensure that the object is fully&#13;
functional and meets all requirements imposed by construction and insurance&#13;
regulations as well as by rating principles. It is much easier to design hotel&#13;
accommodation from scratch than introduce new functions into already existing&#13;
historic interiors taking into consideration the restrictions of conservation rules. &#13;
It is of vital significance to preserve and revitalize the historic accommodation&#13;
by introducing new functions to its interiors. Investors may apply for subsidizing&#13;
of investment process in various sources e.g. structural funds of European&#13;
Union, the Ministry of Culture and Science, state and local budgets. The amount&#13;
of the subsidy depends to large extent on historic value of the object.&#13;
Investors often face problems related to the adaptation of the historic building&#13;
to function as a hotel, which result from the historic character of the&#13;
accommodation and limited possibilities of intervention in its historic structure.&#13;
They can be related to three groups: pre-project works, preparing the project&#13;
and conducting construction works, and finally the functioning of the hotel after&#13;
the completion of adaptation works.&#13;
The problems can be divided into several groups: administrative – legal&#13;
(related to property status, categorisation, building permit), technical (building up&#13;
or changing installations etc.), functional (division of interiors, positioning of&#13;
cubic capacity technical devices), economic and many other problems e.g.&#13;
various discoveries made during construction works.&#13;
Despite numerous problems related to the adaptation the use of historic&#13;
objects for commercial purposes is becoming more and more popular. Therefore,&#13;
in spite of huge financial expenditure and time-consuming administrative&#13;
procedures, more and more hoteliers are interested in investing in historic&#13;
accommodation to benefit from the spirit of history. A stay in such a hotel is an&#13;
exceptionally attractive alternative to a conventional tourist accommodation.

Main motivations that lead to the purchase of real property, including real&#13;
estate dedicated to leisure use are expectations to profit from its ownership or&#13;
intangible benefits. Real Estate Homes for several decades became an object of&#13;
desire of consumers around the world, being a sign of prestige and bearing&#13;
strong load of lifestyle. However, due to its high prices, their availability is&#13;
limited, not only in Poland but also worldwide. Timeshare property market in&#13;
Poland stopped in development despite its financial attractiveness. From the&#13;
perspective of the buyer the greatest disadvantage is the need to bind a contract&#13;
for several years and having holidays in the same place. In today's incredibly&#13;
dynamic times fashion is changing fast, so it is difficult to decide on the contract,&#13;
which will be valid for a period of 25 years. An additional barrier to the&#13;
development was detrimental to the buyers of the agreements, which meant that&#13;
the opinion about the timeshare became moderately positive. To protect&#13;
consumers, both the European and Polish legislator introduced numerous&#13;
restrictions on the timeshare contracts.&#13;
The paper analyses legal and economic aspects of timeshare “right to use”&#13;
from the perspective of the European market.
